About the Del Mar, Carmel Valley and Pacific Highlands Ranch, California Area

Del Mar

Carmel Valley

Pacific Highlands Ranch

About Del Mar

Location: Del Mar is a charming community situated along the Pacific Ocean with some of the most beautiful beaches and weather you can find. The vistas from the bluffs above the shoreline provide breathtaking looks at the water, sand, surf and palms. It is the kind of place you read about! In the town’s center you will find various outdoor café’s where local businessman sit and read the paper and couples meet for coffee before they begin their day. One building that has become a fixture in downtown Del Mar is an English Tudor, which has always had a café, and is located on the most prominent corner.

Shopping: The Del Mar Plaza has been around for about 15 years and is located just across from the English Tudor. The Plaza is very chic, hosting many upscale apparel shops for men and women. It also has delicious dining opportunities including the award winning Pacifica Del Mar, known for their unique seafood recipes. The custom homes that make up “Old Del Mar” are situated along the hillside above the beach and town’s center. Their location is ideal for San Diego County living. It is as if you are looking at a montage of genuine beauties.

Del Mar Fairgrounds: Often referred to as “where the turf meets the surf”, you will find the Del Mar Fairgrounds. This is because the fairgrounds are only 200 yards from the ocean’s inlet. The belated Bing Crosby was known for inviting his friends to watch the thoroughbred horseracing and play golf. Approximately 5 years ago the Del Mar’s clubhouse at the racetrack was completely renovated. The impression you get as you are approaching the club, from the beautiful landscaping and Spanish architecture, is that of a Spanish castle.

Schools: The schools here are excellent. Torrey Pines High School scores with California’s best public schools. Not far from Del Mar is the University of California San Diego. This school of higher education has earned an excellent reputation, especially in the areas of science. Also within commuting distance is San Diego State University, University of San Diego, California State University-San Marcos, California Western School of Law, UCSD Medical School, and many fine community colleges.
With a population of about 5,000 Del Mar seems to be more of a village than a city. It is a perfect place to live at any age. There is plenty to do if you like walks on the beach, surfing, competing in a polo match on a Sunday afternoon, or even taking a hot air balloon ride. This is America’s finest city with an ideal location and its ideal weather. The cost of housing is simply worth every penny.

About Carmel Valley

Carmel Valley is a vibrant, young master planned community that began with the institutional name “North City West”, and has matured into a community where people can live, work and play. With the City of San Diego being called “City of Villages,” Carmel Valley is one of those villages. Carmel Valley gets its name because of its location in a wide valley immediately to the north of Carmel Mountain.

Climate: If you expect the weather to be hot because we’re so far south, or expect it to be dry because we’re in the desert, you’d only be partly right. The weather here is great with a warm summer day in the 80s and a cold winter day in the 50s. There is a fair amount of fog a clouds which is controlled in part by the Pacific Ocean.

About Pacific Highlands Ranch

Location: Pacific Highlands Ranch encompasses approximately 2,652 acres and abuts the northerly limits of the Rancho Penasquitos community and Black Mountain Park. The project site is bounded by Fairbanks Ranch and La Zanja Canyon to the north, Torrey Highlands to the east, Del Mar Mesa to the south, and Carmel Valley to the west. Approximately 52 percent of Pacific Highlands Ranch area will be used for residential (maximum of 5,470 dwelling units), commercial, and public developments. The remaining area, approximately 48 percent (1,275 acres), is within the City of San Diego's Multiple Habitat Planning Area (MHPA) and will be preserved as open space.

This master-planned community occupies one of San Diego's biggest and best coastal sites, and has been developed with an environmental sensitivity buyers will appreciate. The Pacific Highlands Ranch community will include up to 5,470 residential units, a mixed-use community core with 40,000 square feet of commercial and office uses, multi-family housing, public and semi public uses, schools, and parks. Plans for the future include a multi-use trail system for hiking and biking, an exceptional recreation center, a library, and a Village Center with a complement of everyday shopping conveniences.

Recreation: From Pacific Highlands Ranch, it is just moments away from Del Mar's dog beach and La Jolla Cove's charming shops and beach access. Also, Torrey Pines State Reserve has hiking and jogging trails, as well as the Torrey Pines Golf Course, which offers beautiful ocean views. This championship course is open to the public and is the host of the annual Buick Invitational Gold Tournament.

Schools: Pacific Highlands Ranch offers access to some of the best school districts in San Diego, including Del Mar Union School District, Solana Beach School District and San Dieguito Union High School District. Canyon Crest Academy (CCA) is the newest 50-acre high school in the San Dieguito Union High School District. In addition, there are currently private schools in the area and Cathedral Catholic High School is under construction. Due to open in Fall of 2005, there will be a maximum of 2,200 students. For further information you can call 619-298-8277 or visit their website at www.usdhs.org.

Canyon Crest Academy: This is a regular comprehensive public high school with a grant that allows for emphasis in arts and technology. Any student in the district can apply. History: The earliest known inhabitants were the La Jolla and subsequent Ipai peoples, who left cultural artifacts along the banks of Carmel Creek. Then during the Rancho period, the area was known as Cordero, after a Spanish soldier. Following the California gold rush, miners began to establish homes here. In the late 1970’s an old adobe pony express and stagecoach stop sat along old El Camino Real. Later, the area was used for horse farms and agriculture. The first houses in the planned community were built in 1983 and the local Planning Board brought back the name “Carmel Valley” in the early 1990’s. City facilities include a Fire Station, Library and a Community Service Center. A Police Station is planned to be set along El Camino Real.

Real Estate Tips
Investment Real Estate >The Right Time to Buy

Are you waiting for "just the right time" to get into the real estate market? The signs indicate that there is no time like the present. Interest rates are still comparatively low and buyers are shopping for new and second homes in great numbers.

Vacation homes are very popular for investment purposes and personal enjoyment. You can use your vacation home as a getaway property now, and by the time you retire you will have paid a significant amount on the loan. If you live in a vacation home for 14 days a year or less, you can take depreciation on it.

Another important benefit is that tax deductions in the form of interest and property taxes help to offset the cost of paying for a second home. If the debt does not exceed $1 million, mortgage interest payments on principal residences and second or vacation homes are fully deductible for tax purposes.

Don't waste valuable time while interest rates creep upwards -- all you need is the right real estate agent to guide you!
